No Insurance Or Workmens Comp

ya, what do you do when you ask the guy you are subing for if they will cover you untill you can get your own insurance and they say no, you are a sub, your not covered! I feel like not working at all, scared of something going wrong and someone getting hurt or worse. but I have to work and this is what i do... However, as soon as I get off this site I am going to make a few calls... yes I will be legal very, very soon , days or hours but still , just wanted to share ...comments..also what happens when I have insurance , liabilityand workmenscomp,and I ask the contractor to show me his proof that he has something ,, and he says no,,,, ? I do not have it or why do you need to see that?wellI geuss I am ansering my own questions,,, just get insurance! comments,,,..

I don't think the contractor is required to cary insurance if they sub their work out. The can still advertise insurance but require that their subs carry their own policies. If you get insurance though might just get the liscence and etc as well and just do it yourself or get a job working as an employee so they are required to cover you and your crew. If you are alone then you don't need wc by law(in my area it's 3 or more when you have to have wc), however some companies require it anyway. Good luck to ya.

The GC is required to have the most insurance, in most cases, to cover any and all defaults by the subs. Please do not comment if you dont know the answers.

What state are you in? You do know that laws do vary by state right? Is it possible that I am talking about Missouri laws.

If they sub out a certain percentage of their work it is not required by law in the state of Missouri to cary general liability or Workmens Comp insurance.

What happens when a building collapses or burns down or is vandalized, etc, before construction is complete?

A roofing contractor isn't liable if the building falls down the sub is responsible, that's why the sub is required to cary workmans comp and liability. If a fire happens it would have to be the Sub Contractor's fault that the fire started for them to be liable, but again that's why the SUB is required to have the insurance. If someone dies or gets hurt guess what the sub has the workmans comp insurance to cover that as well.

The contractor didn't do anything except sign a piecce of paper and sell that paper to a sub. The sub is the one who calls the shots.

SYS, may be right. My uncle just bought 22 acres in the Ozarks of northern Missouri and he tells me you don't need inspections or permits for building which is the same for the northern part of the Ozarks in Arkansas. Backward? YES!!!

Here in MN to get a general contractors license or a roofing license which is what I've got you need a minimal of $300K liability and a Workman's comp. policy even if your the only worker. There are loop holes when you sub from a direct family member to another, example: mother/father to son/daughter.

I have $1 million in liability on myself only which runs $2,400 a year and the WC is $650 of which $480 is refunded each year after an audit.

My father a 30+ year roofer has a $50 million law suit which includes him and every other sub on the town homes he roofed 15 years ago. When his roofing insurance expired a few months ago he was quoted $9,700 for liability. He is almost 50 and has decided to work for his builder by the hour with taxes removed weekly and will frame, roof, and remodel now. He used to run 5 crews in the 90's and has downsized to owner operator and has decided to work less and spend less a few years ago. This lawsuit has really been a depressor for him. The funny thing is not one homeowner (50 total) called my father in the past 15 years to say there roof is leaking. The homeowners are suing the builder who has wrapped every possible sub into the suit.

Reportedly for every dollar brought into the insurance company for roofing policies three dollars go out!

SYS, my father has been planning to purchase some land in Southern Arkansas and build a winter home to get away from the harsh Minnesota winters. One of the things he likes best about the area is he doesn't have to deal with money hungry politicians making him cough up big money for permits and inspections. He can built what he wants when he wants and has to live with what he builds. He knows what he's doing since he's been in the building scene for over 30 years.

He told me what the average property tax is down in that area and I couldn't believe it! My Southern MN 14 acre hobby farm ($250K) with 4K sq feet of buildings with a nice 4 bedroom 2 bath remodeled 2,400 sq ft. house runs me $650 a year in property taxes up from only $500 last year. My 1 acre 1K sq ft. original 1936 home in the the North East suburb of St. Paul ($200K) runs me almost $2,000 a year in property tax!!! I guess for either house in the Ozark area would be under $100 a year for property taxes.

Also, land is very cheap in that area but roofing wages per square are under half of what they are in MN.
