Roofing Help In Bayarea

Hello Everyone,
We need to replace our roof which is a 3 tab composition shingle. There are already 3 layer so it will be tear off of all 3 layers and a new 30 year or 20 year composition shingle roof. Also the roof pitch is 6/12.
I think its a good idea to ask you guys before I call roofers in this area for bids. There are so many roofing companies and I have no idea what should it really cost. I don't want to get ripped off and also want them to make a reasonable profit.
I'd like to know what should be the reasonable price for this job? Can you also recommend any good roofers in this area?

my rough estimate would be somewhere between $5,800 to $6,900" nothing written on stone "anything below $5,800 you might wanna be suspicious.

there may be a legit company or two who can beat that, but not alot.

as far as the area i dont know anyone there but there are really good guys here with big companies that might..

Well Depending on alot fo unknowns but just 3 layers unknown valleys, capping, starter, vents, soffit vents, crickets and alot more. But with that I would be close to 6700.00 But mind you, 3 layers are alot of debris 81 square if you have the starter and cap included. That pirce is up and over nothing more. I am by no means the least expensive but with 35 years doing the job its a security thing. Not like im going anywhere.

Like Q said some might beat that, but well something is missing or short cut. Livermore ?? and that is where in this country? Please drop pics and more info for a more accurate bid.

well i got a license from CA but you are at the other end of the state and if i put it up for you it will probably cost more than your locals

i am at the south end of CA by the border to mexico.

pride is right if you want more accuracy send pics.

Well if there is anyone that i know out there is QRFL he might not be the least expensive person in the game but look at it this way. You have worked hard for everything under that roof and well putting it at risk on an unknown unlicened uninsured person is a bit foolish. I am in Michigan land of wait 5 minutes the weather will change. State tree is construction barrels. I know of QRFLs experance and he does do a fine job his experise is there. It may be worth your time to have him over for a look see and give you the real scoop. But please send us pictures so we can asess the situation and give you a better idea what this is going to run you.

Thanks for all the replies. It seems like the new roof and tear off of 3 roofs should cost somewhere between 5800 - 6900.. Its a pretty big range, let me know if you can give a closer more accurate range after looking at the pics. Can you guys also tell me how much a tile roof would cost? If its not very expensive then we might consider a tile roof

QRFL, seems like you are the only one here in california but too down south and I don't want you to come up here north just for one roof , but you must have a good idea how much roofer here in N. california would and should charge for this work.

Also, one more question.. whether roofers also charge any taxes on top of their bid? or is it usually "out the door" price? Anyways, I'll confirm this before hiring anyone.

a company fully license & insured should charge about $6,700 for a job like this ,like pride said.

are you sure you have 3 layers???? the side of the overhang didnt seem that thick to me in the pictures... , if its less that might save you a little money .....

This house does not look like a 6 in 12 i think is less.... more like a 4 in 12 or 5 the most ... however that difference in pitch wont affect the price..

i see some bad wood/fascia you should save a little extra for additional woodwork..

the bid price should be a total price and any additional charges like concealed woodrot replacement should be done as a change order.

you should ALWAYS read the specifications where it states what is included and whats not.

I have driven 600 miles for 1 roof, but travel costs were involved. I would reccomend Q for the job he will be honest and give a good job at a fair price.
