Resealing Or Updating A Tar And Gravel Roof.

We have lived in a flat roof home for 12 years and have never had a leak. In looking at the roof, there is still considerable gravel up there, but there is also some bare areas where the tar is more visible.

Do we need a new roof, or can we just have the roof resealed. I've been told that a fibered roof coating to the bare areas and embedded gravel. They also recommended that at the perimeter metal joints that roof cement be installed and then more embedded gravel.

Let me know your thoughts on updating the roof as compared to a new roof. We were told that if a roof has lasted for 12 years, that you could still plan for another 5-7 years if updating like this occured.

my own personal opinion , replace it 12 years seems like that roof is ready to go.

but is definetily Masters territory.,he knows whats best

Embedding the gravel may help to block the uv in those areas. Embedding gravel has another purpose....ballast. Are your metal joints leaking? Are there blisters on your roof? You may do more damage than good if you have no leaking, but risk stepping on a blister, if there are any. Pics would help.

Depending on your configuration, tar and gravel roofs have lasted 40 years that I personally know of, but I have heard of even longer.

I know of 2 roofs that lasted 80 years. One was on a church and one was on an old post office. Both were coal tar pitch roofs.

Yeah. The ballast detail on the lower right corner. Although I do not do cold process BUR. I do hot asphalt BUR.

i remember we did a hot recover for another company, but we sweep,scrape and blew off the gravel. It,s this good enough or do you still recommend the pressure ballast?

it had a nailed base, two or three plyes mopped ply and gravel.

we scrape the gravel runned a moped ply and re-gravel

dO YOU HAVE ANY IDEA WHY THEY WOULDNT JUST TEAR THE ROOF OFF RATHER THAN SCRAPE ALL THE GRAVEL?

it was a comercial roof newly installed with numerous mysterious leaks, and this was only a 2 square patch, long story short, turns out the roof was not leaking due to holes or so on, the thing was that the dum butt wanna be foreman mopped over the side wall covering the drain coming from the second story roof and never remember to make the cut,and drove off we did the new roof and after giving up where the leak was coming from we saw a drain pipe going thru the parapet and not showing on the oppostie side, we cut a small hole in the cap at the can strip and whooosssshhh!!!! instant water gun.

i think tht might have been the problem
