i RECENTLY BOUNGHT A COMMERCIAL BLDG AND NOW I FIND OUT THAT IT NEEDS A ROOF SOON, IT IS 11,200 FT AND I'VE BEEN TOLD THAT IT IS FLAT AND HAS USED THE TORCH DOWN METHOD IN THE PAST AND THAT TO REDO IT WILL COST ME ABOUT 38.00 A SQ. FT DOES THAT SOUND ABOUT RIGHT?
to answer some of these questionsit has 4 drains 16 air handler units, 2 layers and thanks guys for your replys

$3800/square seems high to me, for torch down or anything else, but I'm not the flat roof expert. Master???

does it need drains?, does it need air conditioning work?,does it need sheet metal work?,do you have numerous layers?,are they going to recover it?,what exactly means re-do it?,does it have good access?, do you have the proper minimum wood substrate?,are they going to mop?torch?foam?single ply?

Maybe that price isn't too far off. Like I said, I'm not the flat roof expert, and what you just said proved it . Most of that went **zoooom** straight over my head.
Don't get me wrong, I understand what you're saying "drains, AC work, SM work, etc, etc, etc", but I couldn't actually DO it if my life depended on it.

Depends on the system, but for about 5 bucks a foot I can tear off and install a 20 year system with a 2 ply BUR base and a fire rated torchdown cap, complete with new metal flashings where needed.
There must be more than a roof involved here for that price, IMO.

fOR $6 a ft. I can tear it all off, install 2 layers of 1 1/2 ISO staggered. Adhere .060 mil EPDM, and you wouldn't ever have to worry about it again.
and for an extra $10000, I will drive there and do it.
That would be a total of $77,200.00 instead of the $425,600.00 you were quoted.
I will save you $348,400.00 and I would be happy to do it too.
I think they meant $38 a square or $3.80 a sqft. that sounds more like it.

Unless flat roofing is measured differently than pitch roofing, 38 a square is $0.38 per square foot, not 3.80. In flat roofing, is a "square" considered the equivalent of 10x10 or 100 square feet? Not trying to be smart, for all I know, it IS different.

1. I went to a city public school system.

So, Yes, you are right, it is 38 cents a sq ft......poopyhead.
