Hey guys the people doing my neighbors roof gave me an estimate of 3700 to tear off and reroof 21 squares of 30 yr. dimensional w/drip edge. It's easily walkable and they look to be doing a nice job nextdoor. Is that to cheap? And what are "hackers"Is there anything I should look out for and why. Thank you very much in advanced. Oh BTW I'm just North of Los Angeles in Santa Clarita (Magic Mountain)

sounds cheap should be more like around $ 4,900-$ 5,250 some companies with strong reputation may even touch the $6,000 for a complete up to spec project, i am almost 99% sure they are cutting corners somewhere or not fully insured and licensed.
Be carefull and ask them for their license number and check it out at the cslb:

Well i have seen some liget companys do work for that price but when you break down the complete job something is not paid or is missing. Lowest i would ever bid a job like that is 5200.00 but mind you i have overhead with many many years in business and will not cut my profit just to work. If it does not make money it does not make cents!

thanx QRFL and pride I appreciate the time. what kind of trouble would I be looking at if a company is not fully insured or licensed, isn't it illegal? and what kind of short cuts should I look for I think I bettewr look around a little bit longer

For comparison sake:
I just finished a 14 square layover with 30 yr archis and drip, walkable. Price: 3100
So to me, 3700 is low.

Im right in there with jproffer. I have a 15 square tear w/30 year archs sold it at 3200.00 there will be wood replacement too.

I'm at about at least $4700
What alot of people don't know is, in Michigan, if you find out that the person that is doing the work on your house isn't licensed, by law, you don't have to pay him.
Everytime a customer says that they are looking for the lowest price, I tell them to hire a non licensed contractor, have them do the work, and when they invoice them, rip it up and slam the door in their face. There is nothing the unlicensed contractor can do.

if the company is not fully insured you might be facing some liability issues if the workers get hurt ,if the company is not Licensed or the license is expired then what G-Tape said is correct you dont even have a legal obligation to pay them,on the other side if they walk off and it rains and your ceiling caves in you are on your own because your contract is worthless,also the warranty.
as far as the shortcuts questions, well if you are not an experienced roofer you can look and not see anything wrong with the roof,here are just a few:
1)did they flash the skylights,roof to wall and chimneys properly.
2)did they pull a permit(if required in your city)?
3)did they install the proper underlayment
4)did they install new pipe jacks at pipe penetrations
and on ,and on,
hey let me ask you a favor, could you follow up on this company investigation, i like to know what is the mistery.
