Replace Or Fix?

I got a quote on replacing my tar and gravel roof with torch on, complete with all new flashing and vents, etc. How can a person notice if they need all this? Or do I maybe just need to get a few patchs done to tie me over. I plan on selling within 4 years, so I guess I want to know if it worth completly replacing or just fixing. What are things I can look for to determine whether I need a whole new roof or just patching?[color=darkblue][/color]

Ok if you are bleeding all over the place do you go to the hospital or get a bandage from the bathroom? And in roofing that is the same thing. Email AAron B he is the Flat roof specialist.

i never like patching flat roofs unless they are commercial, its going to rain a lot in those four years, i agree with pride Master is pretty good at that make sure you tell him how bad its leaking.hell give ya a better reply

Is it leaking? Is the substrate wet and soaking? Is the substrate now unstable? Is the substrate going to deteriorate due to the amount of water? What type of substrate is it? Do you plan on getting raked over the coals at closing for the inflated price of a new roof? Do you really plan on moving, or are you trying to save some bucks for the time being? Many questions little info. Patching id doable in most cases I have come across. Patching is VERY UNeconomical.

It has only leaked once (into the house) but that doesn't mean it isn't leaking just into the small attic.
