Estimate For Valley Repair

My In-Laws are having some leaks originating in a California Cut Valley. The valley is about 25' long, 8/12 pitch, basic 3-tab shingles.

They want me to strip out the valley and reshingle it to a woven valley. They had this exact same problem and solution done on the opposite side of the intersecting gable a few months after having the house built, and the builder fixed it for free. Since it's been 9 years though they now will have to either pay a roofer or get the handyman son-in-law to do it.

This is in Albany, GA, so I know your rates would vary. But, I'd like to hear what a roofer would charge (ballpark) to do this repair. Then, I can offer the In-Laws more info on what it should cost and maybe get me off the hook simultaneously.

there are a lot of factors , just call a roofing contractor and get a free estimate or more, ballpark ,what $2000 roughly ,just get a free quote you might need to do more work,valleys properly install should not leak.i would not be surprise the roof has more problems.

Well, I hate to do that to someone if my Out-Laws are not very serious about hiring someone. I have a wildlife nuisance business and I've grown very tired of tire-kickers.

well if they are not serious about hiring a professional, then just do it and get more points with your girlfriend or wife , i have in laws the same way its part of the deal .

Well, I found out this morning that it's a 10/12 slope.

Not too bad while in the valley looking around, but I damn near slid off the roof out away from the valley. I started sliding, sat down to increase friction with my legs and rear, and was stopped luckily by the ladder.

They think that since the other roofer went from a clsed cut valley to a weaved vally that the style of valley is the problem? I find most valley leaks we do to be one of three things.....no dubbed corners on the cut side, OR nails in the valleys, OR shingle butts in the valleys, OR low side not run high enough. OK thats four things. What you need is a professional roofer with Integrity.

I agree with Master............as usual.

I think the woven valley would be the one that is the most problematic. I would stay away from those and stay with a PROPERLY done California valley, or "Half weave" as we call them.

Even if done properly, some valleis do still leak. Owens Corning 3 in 1 shingles have a problem leaking even when done the right way. The solid tar strip does not let any water out that may get under the tab, and if this is at a joint in the shingles, then the water goes in the joint and into the house. Sometimes you need to caulk the rain line of the specific shingle joint to fix it.


In other words, get a good knowledgable roofer.

California cut valleys are not the problem, its the installer. $2000 to fix this? not around here, and I live in Atlanta Georgia. even the most expensive contractor here in this area wouldnt charge $2000. anywhere between $800 $1200 would be a fair guess. anything more, your being taken advantage of

Hey smoking gun, please dont go telling people that theyre being taken advantage of...it makes it a lot more difficult for those of us that have GL and Work Comp to pay for versus those Types that dont. WTF?

because with that kinda cost, you better repace alot more than 25ft of valley. as for giving roofers bad names, theres plenty out there that call themselves roofers, when they are not, that do this very thing.maybe your one of them Arron. over charge and do very lil . materials by them selves is less than $300 for a 25ft valley, and that includes a ice and water shield in there too.so now tell me where you get $2000 to repair 25ft of valley.......................Schmuck

Liability for the next two years...OH, labor, insurance, Work Comp, employee benefits for out career roofers, PROFIT?!?!!

Hey smokin...in a couple threads now, you have said that in your area (Atlanta...right?), that prices would be $xx.xx. Well......SO WHAT?? Does that mean that if someone charges more than that ANYWHERE in this fine country, they're overcharging?...NO..it means that their OH is more, or maybe they actually like to MAKE money and not loose it or break even. I don't know about anyone else, but I'm in this ("this" being..not roofing specifically, but general repair and maintanance) for the money. I enjoy what I do, and I'm greatful for that, but bottom line is...I'm still in it for...you guessed it.....the MONEY. I'm not looking to retire on every job, but to cover costs, overhead, AND make a little off the top in pure profit would be nice. Maybe in Atlanta $800 - $1200 for 25ft of valley repair is fair, but here it wouldn't even cover mat. + labor, much less the phone bill, WC, GL. So, good for you, that you can charge $800 for that in Atlanta, but come here and try that, and you'll be broke in a year. Also, I happen to know where (more or less) Master lives, and he's in a higher C.O.L. area than I am in, which is about 200 miles south of him I would guess.

You don't do anyone any good coming on here telling Joe Blow Homeowner that if someone wants more than $xxx.xx for this or that job, they're gouging you. If you haven't figured out by now that prices change from one area to another, maybe you should go back to grunting for someone else.

call it what you want, $2000 for 25 ft of valley is crazy. I lived up north for over 20 years, and prices didnt change much from there to here. so I dont think that somewhere in between that prices jumped or flex THAT much.
